Smart ones only refer those they have personal experience with and who they know won't cause them to receive calls from their clients. This takes time and is just one of many reasons why it pays to work with experienced Realtors. Experience and valuable resources only develop over time.

As professional we are always alert to identify those who are masters of their craft. This is a dynamic list that changes with time. It is a value we bring along with the experience of doing a gazillion transactions of all types.

This resources is used for the personal benefit of those who do business with me and other professionals with whom I do business. I want to introduce honorable and respectful citizens to honorable and respectful contractors. I don't want any "Jellybeans" gunking up a well functioning relationship. Therefore the 'HOW' stays with me.

So true Larry - and smart ones also ask for feedback after every referral to make sure a vendor has not become a slacker, gotten too big to care, or otherwise performed less than professionally.

Like many of the real estate professionals below, I developed my list over time - in my case well over a decade. My list of vendors has evolved from both personal experience and referrals from happy clients, other agents, and friends. I can refer providers from every field from architects to zen gardeners and it is actively updated. I am always looking for great vendors who can provide the same superior level of service that I provide for my clients.

Over time you meet people and develop a list of reliable sources. It's an ever-evolving thing though, especially for painters. They come, they go.

My company has a list that derives from referrals from the agents who have utilized the services of the vendors on the list. I also keep a list of people that I've worked with in the past that have given me superb service.
