Awesome system, many very successful agents in Las Vegas have been or are a part of the program. If you would like to speak to some agents who actually use the system, just call Joe at Craig Proctors office 800-538-1034 and ask for some contact info of people right in your market using the program. I don't think I would take the advise of those who have never tried it.

Ariana - lots of good points below - I read through them all and agree with a lot of it and dis-agree with a lot of it, I suppose that's what makes us all different, hence, why coaching works for some and not others. To blatantly say "coaching is a waste of money" or "if you need it consider a different line of work" is insane. Did you know, for example, Tiger Woods still uses a golf coach - did you also know Oprah uses a business/life coach and these people are considered to be the best in the world.

I may not be the one on here who has been in this business the longest but I can say I was with a coach for 5 years of the 14 years I've been in real estate and my production was helped immensely by a coach and yes, I am a self starter. I'm 41 years old and have never worked for anyone, been self employed since age 18 so it even works for those that are motivated.

That being said I have never used Proctor but I'd say if it fits your style and it works for "you" then check into it. Someone mentioned "too sales pitchy" below - I agree with that in the sense that you need to hone your skills around who you really are - when people try to mold themselves to something else or someone else's pitch because they hear it works they typically fail because its not them. A good personal coach will learn to understand you, your personality and hone his or here suggestions to you rather than a blanket one size fits all.

I would say take a look at your business model and what are you trying to achieve - coaching, books, programs, lead generators are all very different and serve their specific purpose. If you're just looking for coaching than there are many other great one on one coaches out there who can help better than the system you mentioned I am sure.

The marketing side of it - there are so many other avenues here as well outside of the one system to explore - I guess my point is take a look at the advice all the great professionals here took the time to write but also understand who you are, what motivates you and what YOU need to be successful. Ariana - I've also looked at the system, appears much like "By Referral Only" from six or seven years ago with the Internet layered on top. As mentioned by others, the strategies are way behind the times, such as ZERO DOWN LOANS! and IF YOU CAN FOG A MIRROR! lending qualifications.
I'm going to get alot of crap from others by saying this, but: if you need a coach other than your broker or mentor, you should probably try another line of work. Take good ideas wherever you find them and always be looking, there are a lot of great gurus out there, but paying to do phone calls with a coach who doesn't know you and doesn't know your market is surely a waste of money.
If you need or want someone to shout at you over the phone to pump you up enough to do a job you supposedly love... call me and I'll rip your ear off. No charge.

My opinion is not to waste your money, consumers are too smart to fall for the marketing gimmicks they teach. We tried it and it can feel sleazy when you actually use some of the techniques they suggest. I suggest that you buy a good book on general marketing instead, build up your listing inventory with good old fashioned hard work, and look into the growing trend of flat fee listings and buyer rebates to build your volume.

Craig Proctor is not for everyone...as some of the comments below suggest.
However, there is no denying he is a master of effective marketing.

Many professionals will take a proven process and cripple it by making it suit their personality. Marketing is not about the personality of the business, but the personality of the citizen, the personality of the reader who has been identified as pre-disposed to doing business with you. Confusing these two aspects will result in an ineffective campaign.

Are there additional fees? You bet. There are always additional fees. Top Producer, Trulia, Realtor.com and Craig Proctor provide multiple opportunities to redistribute your wealth. Real estate professionals are part of the food chain. These vendors will keep taking a bite until we are out of business or grow up and do the work ourselves.

What is great about the Proctor system is it's portability. Good copy works in any media. You can have all the websites you want, but if the copy stinks, so will the results. If for no other reason, getting well done consumer specific campaigns, into your library of resources, makes it worthwhile.

I personally have found the Craig Proctor system beneficial to me.....in the manner for which I intended it.

Don't waste your money. The coaching program is very expensive and you are locked into the contract. Instead of spending money on the websites and the coaching, spend it on your own education and marketing. They keep convincing you to hang in there and keep working the system to see a return on your investment. Unfortunately for me I a wasted a large amount of time and money in the Coaching program and then Mastery. They insisted on charging me a final $1,000 to get out. I had to borrow it. Craig is extremely convincing but stay away.

I recommend going on Amazon and buying some books. Here are my top 5:

1. Getting past No, Getting to Yes
2. The E-Myth
3. Swimming with the Sharks, without being eating Alive
4. The Master of Sales
5. The purple cow.

This will cost you 50 bucks and give you some tremendous tools to add to your arsenal. You will have to practice and fail to figure out what works and what does not. If you don't want to fail then spend the $700 bucks and just implement their system. Best

I have not experienced the Craig Proctor system. I listened to his sales pitch, but chose not to do it because it seemed to "pitchy" for me.
I am a huge, raving fan of Brian Buffini. He is an honest, ethical motivator with sound coaching advice. His philosophy is to work by referral and utilize your SOI to build your business. I love it!

Put your hand over your wallet and run! These people will take you for every penny they can. Proctor's seminars talk about the big commission checks you will earn. It all looks and sounds pretty convincing, until you realize that they are not going to teach you this system for the hundreds of dollars you already spent for your seat. No, the 3 day seminar that you spent $500 non-refundable dollars on is actually only a 3 day commercial for their $12,000 coaching system! If you came in like me, you first attended a "free"seminar in some hotel months earlier, where, through the power of persuasion, you found yourself foolishly pulling out your credit card for the 3 day version. And beware, folks, if you try to change your mind before that 3 day seminar starts--forget it. You're stuck. They will not let you cancel for any reason, and if you go to your credit card company for help, they will fight you all the way. So, be aware that, just like the "free"1 day seminar was only a way to sell you the 3 day seminar, your 3 day seminar is nothing but a way to sell you their $12,000 coaching package. These people are very convincing, and, if that doesn't work, they get very aggressive. His cronies walk around the room like ushers with the collection plate, and if you choose not to pony up again, they will gang up on you, even put you on the spot in front of the crowd (and it is a big crowd!) They will do anything and everything to get you to sign that irrevocable, no way to cancel or dispute contract that binds you for a year to their $1000 per month coaching. I can only wonder what they try to sell you in the next rung of the pyramid. Luckily, I didn't get pulled in again, but I did get their training manual, and I can tell you that there is nothing in it that you couldn't learn for free from your local Board of Realtors. You will get nothing of value for your money. Run, run, run!

What a great marketer I realized after spending the money for the three day seminar this was a program to actually sell his system. So he makes you pay so he can market his system to you for three days. I was mistakenly under the impression that I would be able to use this system if I attended the 3 day super conference. I thought some of the things in his system at least in California might not be legal to use like the home purchase guaranteed program might be a little misleading. BRE is real particular on claims made by guarantees. And I personally would feel a little sleazy using that part of it. Some ideas I think I could use so it wasint a total loss but paying $12,000.00 or more which of course he doesint tell you up front about is very misleading and I think he prays on desperate real estate agents. Just my opinion.

Hi! I've started their free trial and I am quite overwhelmed with so much information. However, that being said, my last 7 years I have been generating a decent income but with no life. This is because we are jack of all trades. We have to do everything. And most of the actions we do are not money generating ones. This website is not just a website, it's a system that facilitates our job and allows us to generate more leads in order to sort through them and stick to the good ones that will turn into $$$. It is a numbers game. I meet with so many people that don't amount to anything and are just time suckers.I know an agent that is using a lot of what Craig teaches and he is quite successful. He has developed a team in order to take care of all those leads he is generating cause at some point you just can't do it all. It's not for everyone, but it's what you make of it. Another one of my collegues contacted me as she wanted me to take care of all her leads that the website was generating. It does work but it needs to be learned and applied properly. It can be stopped at anytime so you have nothing to lose. Agents advertise full pages in the paper and that is quite expensive. They don't seem to think about that. I think that is wasted money.

Just wondering if you ever signed up for the Craig Proctor system. I went to a free "mini-seminar" at the beginning of the year. It focused on the Craigslist ads and the landing pages you could purchase through Craigs company.

I walked out a little early. I tried to ask a question but was told I could not interrupt. The system they were preaching here in Illinois was illegal to say the least. It misled consumers and broke all kinds of license laws here in Illinois. So I guess my advice would be to check with your state to see if their methods are even legal.

Now...I will say this. If modified (which they were not saying to do) the system could follow the rules. The landing page must have the brokerage visible to the consumer and the ads just can not be misleading. If your ad headline says "Beautiful 4BR House" then the ad should follow....what I was finding is people having that as their headline and then the body of the post would be something completely different. That is misleading and illegal.

Best of luck...my opinion there are better coaches out there with better methods to grow your business.

To Lester Cox: It's simply not possible for you to personally know THREE THOUSAND agents who have been using Craig Proctor coaching. You may have heard that 3,000 agents use his system. You may know three…or thirty, but not 3,000. Sorry, but you lost credibility with such a claim.

Been with Craig Proctor for 13 years and I know two very top agents in Naperville IL who use the system. I know of nothing illegal about Craig's systems in any state. There may be tweaks needed, but certainly have never heard of one person who has been in trouble with their commission in any state or province and I personally know over 3000 agents who have been through his coaching systems.

Looks like there are A LOT of old post on this topic. Like 3 years old and beyond.

Well here is my 2 cents for what it's worth.

Every successful business owner has a SYSTEM in place to operate their business. You find what works for you and don't go off what everybody else says. You will get some that are pro Proctor and not pro Proctor. Just like some agents who talk bad about one real estate brokerage over another, and so on.

You decide what you need in YOUR business, not another agent's business, and do it. I'm sure some people think people are crazy to invest over $2M into a McDonalds franchise when they can open their own burger joint on their own, but is there really a comparison.

Systems work IF you work the system, and that's where most small business owners, especially real estate agents, fall short and DO NOTHING to implement. They keep looking for the shinny new toy that is going to just hand them deals and make them lots of money because many real estate agents are lazy, uneducated, uninformed and so much more, that they just hope and pray to make money.

Why do you think the average real estate agent in the U.S. only makes under $40,000 a year? Because they don't have the leadership around them, the systems in place, the technology with automation or the coaching to get them to another level.

I think it's hilarious when I hear people say that coaching is a waste of money or read a book. A book is not going to hold you accountable and why is it that the most successful CEOs in America and across the world have MULTIPLE coaches as part of their business? Why is it that grown men and women who are professional athletes making millions of dollars to play a sport still have coaches to help them improve their game? Because they all want to perform at the highest level possible and they can't do that alone. Having a coach is not about "Screaming in your ear over the phone and trying to motivate you to go to work" as one person mentioned in this post. That is such short sided think and ignorant in my opinion. This person obviously has no clue what a REAL COACH can bring to the table. A person like that will always reach a PEAK in his career and never breakthrough to the other side, and that might be fine for him, but don't push your negativity onto others.

Hey look..If an agent is happy doing 4-6 transactions then great. Keep doing what you are doing. But if you are at a point in your business where you want to go from 6 to 12 or 6 to 25, then something you are doing has to CHANGE.

Me personally, I'm in this business because it gives me freedom and unlimited income opportunity, so why wouldn't I take advantage of that. If I wanted an income ceiling I'd be working a 9-5 job and for somebody else.

I think when people look at a money investment into a business they ask the wrong question. They ask, how much is this going to COST me as opposed to how is this going to create opportunity for me that I don't currently have, and based on that opportunity, what could be the results and ROI on my investment.

If I showed you a system, IF IMPLEMENTED and FOLLOWED PROPERLY, that could make you $100,000 per year, would you pay me $10K-$15K for it? No guarantees of course because I can't give you the drive and desire to do anything. I'm not with you 24/7 to make sure you wake up everyday and make it happen, but if the SYSTEM has been proved to work and get others results who use it to the fullest extent, would it be worth the investment? I hope you would say yes, but if you said not, then you are not a business minded person and you don't see the big picture or what it takes to be a business owner, so I'd suggest finding a job.

I am not part of the Craig Proctor program at this time, but I am considering it for my business. I believe in Reverse Marketing, always have. I believe in not branding my image and making it all about me, and more about the customer. I believe in offering something a customer wants that I can provide them. I believe in Performance Guarantees because most agents just tell you what they will do, but are not willing to back it up in writing with a monetary consequence to them if they don't perform. I believe in today's world you need automation and technology to help you in your business. I don't believe in door knocking just to POSSIBLY talk to a warm body. I no longer believe in GEO farming because you are wasting a lot of advertising dollars to sometimes send the wrong message to the wrong market. I believe the general consumer would prefer to get the information they are looking for in a non-threatening way by either visiting a landing page with information, call a recorded 800 number, etc. And they will talk to an agent when they are ready.

Let's face it, real estate agents are considered Sales People and nobody likes talking to a salesperson until they are ready. It's just a fact...

I read a lot of the comments here, I believe the best advice came from Derrick. He was unbiased and had great points about professional, men and women at the top of their game; still using coaches to perfect their craft. Then there was some real bitter people. People that had tried Craig Proctor and had some bitter resolves about the program. One thing for certain and two things for sure, No one things will pleases everybody. I've been involved with a lot of Gurus; people like Mike Ferry, Dr. Frank Christiansen, Joe Stump, Brain Buffini and yes Craig Proctor; and I can say, I've been doing this for almost 30 years, my license is reciprocal in over 20 states. I am currently license in 6 of them. None of them have been a waste of money. However, I have tailor them all to fit me. I have use each of them to hone in on my craft in changing time and changing marketing trends. Each have served their purpose. I call agents that do not perfect their craft Agent 005, license to sell and don't know how. Why invent the wheel, the most successful marketing model is McDonald. They have perfect the art of duplication like no other company before them. Other fortune 500 companies have adopted their model. So ask yourself a question. Why reinvent the wheel; just find the best one out there and duplicate it. Good Luck. By the way (for those that know; that a little of Brain) I am available for one on one coaching. Last comment. Someone mention that you should read these 5 books and caution you that there will be some failures. This advice come right out of the Tom Hopkins books of boring. I thought I would mention that name for all those that doubt my over 30 years in the R.E biz. If you know that name you too have about the same amount of time in sales. It is very likely Ariana choose to spend NO money to advace a real estate enterprise and has faded into the sunset.
Moral to the story: Working any system is better than having NO system.

Total ripoff! You spend $500 to sit in a 3 day seminar, which is really just a commercial for their $12,000 system. Don't waste your money.

Derrick, I didn't mean to step on toes of those who find coaching useful. I know there are some who find it necessary to be successful. However, I'm not sure what you mean by "the best in the world" regarding Oprah and Tiger. Best at what? Success is measured differently by different folks and I can tell you that Tiger is not someone I would want my son to take after.

I did much research into the coaching aspect of this business. I even hired one of the best for a period of time. The point I was making was the Craig Proctor system is outdated and I would not waste my money on it. Guess I got off track a bit.

By the way, my first job was hauling newspapers in a wagon to a scrap yard more than a mile from my house. There were no wheelchair friendly ramps back then. And every curb, without fail, at least half of them would fall onto the sidewalk and I had to scramble to pick them up before I got ran over. I was eight years old. I have been self employed for most of my life and am now almost 60.

If coaching works for you then by all means keep doing it. Have a great weekend and don't forget to wish the special women in your life a happy Mother's Day.

John makes a great point. The only time I can see the benefit of a coach is if a person really gets into a funk and even then I think the lending of a good friend's ear can accomplish the same thing. Real estate agents need to be self starters or it is not going to work.

I attended one of these seminars when I first got into real estate. I was impressed and came very close to signing up, but decided to keep an eye on another agent in our office who took the plunge. Not worth the $$$.

I liked his ads and the idea behind them, but this is something you can get from a great marketing person who understands the real estate world.

I went to his seminar andt they are great salesmen. Hey have a great sales pitch. They're know for one of the biggest seminars in the country. The system could work but I wouldn't do it if you couldn't comfortably afford it.

150 per month website cost is high.
they'll want you to invest in the coaching program
seminar is$2000 i think.

go to a seminar to get more info. but no matter how bad you want to sign up. just wait a while. They have great sales pitches.

but marketing is always difficult.

It does have to be HIGHLY modified to take the cheese out of it. FREE HOT NEW LISTINGS! and BUY WITH ABSOLUTELY ZERO DOWN! are a bit over the top for most consumers, but you can edit all of the page titles, text, links, etc to make the site more professional.
