Hello fellow agents! Question on incoming calls/leads

I have closed several transaction with trulia buyers but I would appreciate your insight with regards to the initial phone conversation. I am frequently mistaken for the listing agent on a given property. If I am not careful, the buyer will quickly dismiss me. Do you have any methods that work with handling the initial call and of course getting them to the point of Pre-Qualifying with your lender (if they are not cash buyers)

I've experienced this a few times. First and foremost disclose that you are not the listing agent. Second, have information available regarding the listing before you return a call or email back. Third, discuss the property in full and then blend in that buyers will need a pre-qualification letter if financing from a bank. Make it easy for a buyer by assisting them with getting in touch with a lender which typically takes about 20 minutes for verbal qualification. The next step of getting the letter should flow seamlessly. Works for me! Good luck to you!

You need to disclose up front that you are not the listings agent. If you do not know the answer to a specific question don't try to fake it. Tell them you will find the answer and get back to them. Then do so quickly.

Yes, I try to look up the property as I take the call...usually the property is no longer available so I will mention one of my own listings or ask if they would like to receive emails of active listings...
