I am seeking opinions, experiences, rulings on any scenario that resembles this one in Massachusetts:
I have a buyer client who is interested in a particular property that abuts land that is owned by an electric company. The shed and garage that belong to the subject property both encroach upon this electric company's property by a few feet. The current owner states that the electric company has never made this an issue but we all know that it could be. The house was built in 1983, but the age of the garage and shed is unknown...at least as new as the house (no older).
I know there is no way for any of us to predict what could happen, but I just wanted to pick a few brains here!
