There is nothing currently listed on the MLS for sale at the Belair. I saw one listed last summer as Resale, it was listed at $ 279,900 and was on the market for 206 days without finding a buyer. The people at Urbanspace Realtors said that the InterUrban team is working on getting Phase II off the ground. The new agents representing the Belair are: Simon Crawley and Heather Johns with Interurban. You can find their direct contact inormation at http://www.TheBelair.com/theBelaire-story.html.

They just released phase #2 at the Bel Air. Prices are holding strong and there are good sales ###'s when compared to other projects in the area.

Tricia, I just got a cancellation for the project from one of our investors. Right now the project is on hold indefinately while interurban decides what to do. The numbers at skyline are just not working, not to mention the fact that the price skyrocketed past the estimates. It will be interesting to see if Jules predictions come true. BTW Jules, are you still interested in selling your 1 bedroom multifamily complex off MLK?

I thought that Skyline was cancelled indefintely. I had a client with a reservation and he finally gave up and then I heard through the grapevine that is was no longer going to happen. They seem to be having a hard time getting things at the Bel Air sold too. I guess I will just keep watching to see what happens with them.

Tricia,
You asked about Interurban Development....
Interurban Development and Skyline are being featured on a Austin Board of Realtors Downtown Residences Tour on May 2, 2008 incidentially.
I expect Interurban Development to continue to be a driving force in Austin's Urban Development, with Clean, Green, Modern Design. Matt Mathias a co-founder, brought Austin over 2,000 residences in the RIATA. and in more recent years the 11th. street commercial corridor redevelopment for ARA. He goes way back with Gary Krieg the other co-founder when they worked together for the Hardin Corp. which was one of the largest business park and office developers in the area at the time. Matt Mathias is one of a small handful of Commercial R.E. Power Brokers in Austin. Expect great things to come from Matt and Gary.

Interurban is the developer of the property. The property is currently listed with Lisa & Dale Jacbson at Coldwell Banker and they just cut pricing approximately 20% in an effort to sell the standing inventory. Prior to that Karen Kelly at Van Heuven Properties was marketing the project. The rest of the units in Phase II are scheduled to be built out through the end of March to early April. It's a great time for a buyer to procure a good deal on a unit in the complex - particularly one that's already completed and move-in ready.
