Does anyone have any recommendations on marketing to Canadian buyers for US Properties? Obvoiusly I'm looking

for good prices; are print ads or internet ads more effective? Which area of Canada? Thanks for your recommendations!

Before I added the exchange rate ticker, I sent 4x6 postcards to everyone living in Calgary, Edmonton and Vancouver. As an aside, I now have three mortgages on my home and have sold off my car, my children and am working on a lease option for my wife to cover the postage costs. :-)

Blog about it and they will come. It's the most cost-efficient way I've found yet.

As a Canadian, I'll tell you that people in Western Canada (Alta. Sask., Man.) tend to go to Phoenix and BC to Palm Springs CA and AZ second. It's a matter of proximity.

Eastern Canada, like PQ, Ont. and Maritimes, go to Florida mostly.... Southern Florida, particularly. Fort-Lauderdale is very attractive to French speaking people from PQ. Hollywood Beach specifically..

I am in Vancouver and currently looking at Phoenix and PS. Both similar distances: 2.5 to 3 hrs or so .flight time. Phoenix is more attractive cost wise... taxes cheaper. Vancouver is the most expensive city in Canada, so cheaper RE is very attractive. Average housing cost in Vancouver proper is 1 mil., for 250k, one is looking at a parking stall, there is nothing for that price. Greater Vancouver is 700K average. So... compared Phoenix... very attractive pricing in AZ.

Web-based advertizing would be your best bet as Canada has a very high internet access rate.

Create relationships with companys like yours if you are affialiated with a franchise use the refferal network if not, look for independents and offer a generous refferal fee. If you have a Canadian community in your area find out where the majority of those transplants orrigionated and there is your target area.

I market through email, and phone calls to Real estate agents ( Team Leaders) (( Strange how team leaders will always talk to you )) in O`Canada. I offer a substantial referral rate, because I think the leads are worth it.

One or two leads, however no dead presidents.

Craigslist and Trulia have offered more leads, again no money.

Strangely enough....point2agent has brought me my one and only VERY BEST BUYER, With lot`s O`referrals.

A certain Realtor in the West Valley, has been blogging about Canadian buyers, extensively. It appears that he has been very successful.

I was speaking with a builder that said he was selling a lot of home to Canadian`s in Casa Grande, and Arizona City. Obviously these are very inexpensive homes. "Hey Mr. Canada, Own this for 99K, usually gets attention.

It would take a natural disaster to get me to buy South of Hunt Hwy.
