Does anyone have a new "Price Adjustment" list for making adjustments on listings when comparing them to comparables? If so, can you share

I use a list I got from an appraisal class that give adjustments for comparables. I would be happy to email it to you if you send me your contact information. I am not sure if the values would be the same for your county but it would give you a ballpark figure.

I'm a bit confused what you need. Perhaps you can clarify the request a bit?

With listings, I price watch on a weekly basis unless activity is high - which ups the watch to 2X a week. Regardless, I track the sales data over a 30 day window and use the statistics feature on either MLXchange or Fusion to provide average and median figures (price, price/sf, % of LP and OLP, DOM). On a neighborhood level, it provides a nice picture of swings and helps my listing clients get more familiar with the market.

I have found that when Comparing the Price Adjustments on comparables, that the adjuctment usually exceeds the Price of the comparable: I would prefer to compare the adjustments that are least comparable; comparitively speaking.

I leave finite adjustments such as what I think you are seeking up to licensed appraisers. Yes,I do give an opinion of value through performing a comprehensive CMA and mine end of being quite accurate. But, if it's a matter of nuts and bolts worth of, for instance say, of adjusting a home without a swimming pool in an area where most homes sold did have swimming pools I'll leave that written dollar adjustment up to a licensed appraiser. We all should end up in the same place anyway or I hope we do. Real estate appraisal is an art and not a science.

I check the MLS price adjust on the daily Hotsheet. Now on fusion you can go back many days at a time. I am not sure other than that what it is you are actually looking for. If you find a better way keep all of us posted.
