Did anyone see the Today Show, they had an expert today (9/26) on buying in the current market? Finally,

someone said if you can't find a deal now you sure won't in 6 months. Don't be scared to buy now. Buyers should not be scared.

Good points.

Based on my notes from the call:

Jonathan said we will see no change in 6 months. 2-3 years not so good but long term is good. We’ll move sideways in the next couple of years.

Barbara said nothing changes in the next 6 months. Will be surprised if the spring market picks up. Lack of confidence is the issue. It will depend on who leads the country and what changes they will make. We need dramatic changes to make a huge change in the market. But doesn’t have the confidence that Washington will come through. We need a leader who will come through for America.

It's difficult to predict how the market will be or how consumers engage based on all the news in the mainstream media. Plenty of uncertainty out there but it gives real estate agents a huge opportunity to be the voice of their community. Consumers want information to help them better understand what to do. Local agents are in a perfect position to showcase their local knowledge and expertise.

Based on my interactions and conversations with numerous people, confidence is low and they are on the sidelines just watching and waiting to see what happens. We can't deny that these are some really unsettling times as just so much is going on that has the potential to effect our everyday lives in dramatic ways.

At the end of the day, the nuances of each market and it's conditions are local - just like the weather.

What, must have been someone put up by the NAR. Theres still going to be deals around in the next six months. How can somebody flat out say that, they don't know what's going to even happen in a few hours.

BTW Rudy, good job on the podcast and video, insightful indeed

I missed the show. Who was the expert? I would love to compare what they said with what our guest expert panel said.......

Trulia had a State of the Market roundtable discussion on Thursday hosted by our CEO, Pete Flint. Our guests included, Barbara Corcoran, Jonathan Miller and David Michonski. It's a podcast that I think all Trulia members should listen to.......the insight is invaluable....

I feel that the media has generlised the info about real estate. Pres. of Nar said real estate is localized. You must review real estate in your own market. I am in Middle Tennessee and our market is still growing. Yes, it is moving slower than two years ago but we have buyer looking and going to close. Edsil Charles, Market Review, said that in our area we have more than 4400 new finished unoccupied homes for the 11 county area. We should have less than half that number. That tells me that now is the time to go to the table and get "a deal" for my Buyer. If you are an investor and want to buy in the Nashville area, down town is great for the new home market because there is an abundance of new unoccupied condos.

It's a dichotomy. Good deals now, and probably, good deals later. Guess it depends if you want to own a home now or at some time in the unknown future.
