Would having the floor plan of the property you are selling be useful to you? I am thinking of starting a business that would provide this service.

Albert, selling obviously involves finding the right buyer. And most buyers I know -- high end or otherwise -- must visit the home, check out the wallpaper, the feel of the neighborhood, the layout of the kitchen, etc. In my humble opinion (and in my experience), having access to floor plans is more useful when a homeowner is thinking of a remodeling project -- like adding in a third bathroom, reconfiguring the arrangement of the kitchen, or revamping the garage. Good luck in your prospective business venture.

We always provide a floor plan created with the HGTV Home Design & Remodeling Suite software. Using a laser measuring device, it doesn't take very long (less than an hour total for measuring and creating the drawings for a 2,500 to 3,000 sq. ft. home). I wouldn't pay an outside service to do this.

It this type of service isn't available in your market area, I think it would make sense to offer one. It's important that the plans can be easily uploaded.

Many Appraisers provided this service as an Extra.

A full appraisal or just the floor plan drawing

And there is also Floorplans on line too.

There are many, many, many companies that provide this service. Most have embellished the floor plan with features that create a significant value for the agent seeking to list the home as well as the home owner. The floor plan options needs to be integral to the on-line presentation portfolio of the home.
As you observe what these others companies are offering you will recognize the opportunity exists in leveraging non-proprietary software.

You are on to something but a line drawing just won't bring sufficient value to justify the administration burden.

There are several companies here in Los Angeles that do this service. It is helpful... if there isnt one in your neck of the woods, you would probably get a good amount of business. Good luck.

We have that available here in Tucson as well, I would check againt what the others are charging to see if it is worth effort and going to be profitable for you. Why would they use yours vs what is currently on the market? Price is going to be the biggest factor.

Most major metropolitan areas have companies providing this service, so do your homework. In Austin, Texas I've found it to be very useful, even on lower end listings because the company I use is very affordable.

Albert, good idea. It would be building a business and marketing to all agents. Presently in our area in the Dallas Metroplex there are companies that offer this service if we wish to have a floorplan done for our listing. Hope this helps.

It might be, but don't expect Buyers & Sellers to jump on them right away, if they do. It will depend on the pricing scale of your product and the need by one of the Principles in the transaction.

Usually apprisal has a rough floor plan of the property. I am not sure if this will be something seller will want to purchase.

The floor plans would be paid for by the agent to use in their marketing efforts. I came upon this idea as I was looking at listings in New York City. Most had no floor plans but the ones that did where really bad. Many seemed to be scanned copies of old floor plans from decades ago. My service would provide the agent with a clean and accurate floor plan in whatever format they desired-Cad, pdf, photoshop, etc.

I am not sure about your area Emir, but where I am in Florida, the local property appraiser puts a footprint of the building on the appraisers site. It does not have inside dimensions, so I think that if you were to post floorplans and guarantee their accuracy, you might be on to something. Let me know if you do this, as I think it might be a good franchise opportunity.
