My experience with brokers is that they really have limited control over the deal. They also tend to hit the buyer with a 1% origination fee or hefty spread. I'm with Prudential and use Trident services at this time but in the past when I worked with a smaller broker I had the best experiences with and still use:

They promote common sense lending. Since they are actually servicing the loan and not selling it, the client gets about $500 in origination fees and no exuberant spreads because they are making the interest themselves over the life of the loan. They have closed deals for me that other mortgage "brokers" would never want to touch and mainly because it's their money they are lending and they have a lot of it. Their customer services is also fantastic and by utilizing Mike (an actual manager) you get the best of their underwriting and processing departments as well.
