Best tenant screening service - applicant with no email

Asked by John Souerbry, Fairfield, CA Fri Mar 1, 2013

Any recommendations for a tenant screening service that doesn't require the applicant to have email? I'm running into more applicants that don't use email and many of the credit/eviction/criminal reporting services now require the applicant to approve the report search via email before sending the report to the landlord. Thanks!

People that do not have email addresses, telephone numbers, or legitimate mailing addresses, in my opinion do so for a reason.....they simply don't want to be contacted and wish to remain as invisible as possible. For this reason, a policy requiring complete and basic contact information should be mandatory. Anyone requesting consideration without it should simply be mover to the end of the line of considerations. It's not unreasonable to consider this a "red flag!" Bill

Hey John, an email is critical for most tenant screening services to communicate with customers and get consent to pull data or conduct employment verification. If the tenant does not have an email address, you probably have to do it yourself. Obviously, you cannot get credit report, but you can try to verify employment and income. Just watch out for tenant fraud (a tenant gives you an employer phone number which in reality belongs to his good friend). You can follow the process my company outlined here to conduct an effective employment verification: http://blog.tenantify.com/2014/02/18/how-to-properly-make-em…
