Are you seeing desperation?

Buyer demand at it's finest; well almost if it were a sellers market I suppose it could be more fever pitched. It's only monday, but it looks to be an exciting week!

Agree, much greater urgency in the fall. Though I am working with a couple of buyers that are still trying to pull it off, but they are both carryovers from the fall.

It will be interesting tto see what happens after the April 30 deadline passes. We'll likely see a lull - a collective exhale.

I haven't seen any urgency the 2nd time the tax credit was extended. Most buyers are more concerned about finding the right house at the right price. If they get the tax credit great if not its no big deal.

Michael, I would not be surprised to see a big rush until it is to late to get free money for buying a house.

I would also expect to see house sales drop off a large amount once the credit date is past.

Actually, no.

Much to my surprise, I have am working with buyers that have made it very clear that, while they would love to qualify for the tax credit, they feel it is far more important to find the "right house."

I think we will see a little lul in the weeks to come, but I think there are still many great opportunities out their for home ownership and the I think the people who can afford to buy will still be out there.

"a collective exhale".........................I wish I would have thought of that. You describe my sentiment to a "T"!!!

I don't want to complain, but this past week has truly been a welcome breather for me. I have truly not had a 24 hour day without some type of real estate since before Thanksgiving!!!! I am so gratefull for the business, but welcome a short reprieve!!!

I saw a lot more buyers more excited about the tax credit when it was initially supposed to end last November. I had a surge of buyers wanting to find a home and get in contract by then. This time around I am really not seeing a lot of interest. I have a lot more investors or other people it doesn't apply to, and buyers just looking for the right home.

Most of my buyers have said it doesn't matter. If they get it great, if they don't they'd rather buy the right house then rush.
