Are there real estate agent testers in all 50 states?

I have no doubt there are testers out there who are doing there job with the best code of ethics. My questions have to do with what happens when a tester does not adhere to a code of ethics/conduct.
Where does a realtor request an inquiry for a testers credentials?
Who regulates the real estate agent testers?
What is the code of ethics/conduct for a realtor tester?
Has a real estate agent tester ever been sued by a seller for losses/damages from the tester testing a seller's agent and delaying the sale of the home?
Does a tester have to honestly answer when asked if they are a tester?
Does each state have their own regulations or is there a code of ethics that all testers must adhere to?

That's an interesting question. I am not certain if we do have "testers" in NJ. I work for Weichery Realtors and we do have people from our own company that come to our Open houses as prospective buyers to see how we do. We also have investigators from the state that do similar investigative work at Opens Houses etc... It is an interesting idea though!
