I take new clients to a local bakery after their tour of properties. It is a unique type of place(especially great for children) and something that they have never seen before(besides the bread and pastries are very good!). You can actually bag bread off the rack and see different items on the conveyor belts. It helps us further bond + see different aspects of our community besides just houses. Guess I think outside the box!

Blogging on Active Rain has reaped great results -- not only in getting your message out, but also in developing new friendships with agents who help in many ways including referrals.

Some of the things I blogged about have a long life --- I've had people call me about a condo complex I blogged about, and that ended up in a listing that closed. I did the same about another condo complex and gained another listing. Others found me because of those blogs and now they're my buyer clients.

I've also had several people call me about doing a short sale. On one of them, just days after I had a for sale sign put up in front of their yard, the next door neighbor called me and said that he, too, would like to do a short sale. Both listings went pending very quickly (but it took a little longer to close due to the wait time)

Now, with ActiveRain providing a feature that allows you to link the blog to Twitter and LinkedIn, I feel that we reach an ever-growing target audience.

Hi Steve,

I have to say there are several things that contribute to real estate agent success. I love blogging and do so at least 3-4 times a week. I get a lot of views because I talk about real estate, the industry in general, legislation, and hyper-local real estate area news and information.

I also am very active with social media. I have received numerous referrals from my Facebook friends, but my best advice to those who are just starting out with Facebook is NOT to talk about real estate! I save that for my business page, and use my Facebook page to keep in contact with people and chit-chat. People don't want to be hit with "check out my new listing!" - they'll just de-friend you.

Twitter has also been a fantastic way for me to connect with other agents and industry experts. I have made so many amazing acquaintances there, and value the things I learn from others. Again, Twitter is not the place to show off your listings or brag about yourself, it is a learning place.

Other than that, the number one way to be successful in real estate is to stay in touch with your past clients! Nothing is better than a phone call, a handwritten note, a visit or cup of coffee. Not only will this pay off, but it is also most enjoyable for me.

Marketing: Utilizing Facebook and Linked In

Also, Blogging has tremendously improved my web presence. Google and the others have changed the way you get ranked and labels/tags in your blogs are the way to go. When you blog though, make sure you are blogging from your own website, then post your blog into your facebook and your linked in and then send it to all the bookmarking sites.

I have clients that closed last week that paid 100k less than their next door neighbor for their house. It was a Bank Owned new construction house that the builder had given back to the bank, and it was BEAUTIFUL. We heard about it from their lender, who worked for the bank and knew about the house.

Now more than ever, previewing homes, knowing our market, and talking to fellow Realtors and loan officers about where the truly special deals are is how we set ourselves apart as true professionals.

We are focusing on attacking the market of the moment as outlined in the book SHIFT: How Top Real Estate Agents Tackle Tough Times. I have partnered with a local lender to offer a range of solutions for homeowners struggling to make their mortgage payments - that way we can offer services from loan modification to short sales in order to meet their needs. Ouf office, Keller Williams Tacoma, is launching an aggressive open house program where the agents in the office will hold all vacant homes, especially bank owned properties, open on an office-wide level. We also host a monthly seminar for real estate investors and a bus tour of pre-foreclosure and foreclosed homes. It is true that some agents are prospering in our current market. Our team has shot up to the top 20% in our Keller Williams office this past year. The secret is prospecting: making phone calls or going out meeting people, visiting our past clients...making our business work. There will always be people that need to buy, sell. I am amazed at agents who only do the 3 P's: Placing a sign in the yard, Putting the listing on the MLS, and then Praying the house will sell. Agents, let's go the second mile and Prospect!
