Find an office where someone can take you by the hand and mentor you. Shadow someone on listing and showing appointments. Ask someone to help guide you thru this first year. It won't be easy, but the best offices have on the job training, not just courses.

Oh, to start all back over again and not make the mistakes I did the first time.

In my opinion the office you choose to work in is your very first and most important decision. Find one that offers a lot of GOOD education and has an environment that feels comfortable to you (a sharing environment is good)! You should try to absorb as much as you can and don't ever stop learning.

Get your systems set up from the beginning. You have the time now and once you get busy you will wish you had created a better foundation.

You must be willing to find your own business today unless you go to work on a team. Something you may want to consider just starting out.

Look into what the different offices have to offer. Some will charge desk fees, phone etc. and have a higher commission split and others will not charge fees but have a lower commission split. See what best works for you.

Find an office that provides additional training. There is still quite a bit to learn and knowledge is power.

Be prepaid for rejection. It's a tough business and you have to have thick skin. You will not please everyone and many will challange you. Don't take anything personally it's business to most.

Prepare for the low periods. Once you have gone through your friends and family it gets a little tougher to get business.

Work all the groups, organizations, neighbors and contacts you have. They may not need an agent now, but it will help build business for the future.
