Secondly, why wouldn't you want an agent to represent you? At the very least they can manage the transaction and save you time. There services would be free.

Work with an exclusive buyer broker next time and there wont be any conflicts of interests and you can get all the help in buying a property that you need.

Anyway, look for good referrals. As friends or family who they used ... All about 3rd party validation. Hard otherwise to give you criteria other than experience and licensed (insured)
We tend to think ASHI certified inspectors are very good and thorough.

You can speak with a bankruptcy Attorney who can help you stop the auction by filing for bankruptcy. You can then buy yourself time to get current with the lender, modify your mortgage, or include some of the debt to get back on schedule. If you do not want to keep trying to afford the home because it is too expensive, then you are in a tough situation. Normally the person purchasing the home is buyin it to live in or flip so renting is not an option. There is a small chance that that would even be an option. Our site has a search feature that you can filter on Short Sales and Foreclosures in your area. We are a fully transparent search engine with every active MLS listing. Go to and plug in your criteria.

I also know of a few local commercial and residential cleaning companies. The is a good one!
