At My Loan Is Your Loan I know the lowest credit score for mortgage approval would be 550. Depending on if you purchase through FHA, VA, or USDA determines if you need money down or not. VA has no down payments and USDA so depending on your area with below a 620 its easy to purchase. If you have more questions please reach out.

I would suggest that you talk to a lender or two. The lender will look at your past financial history as well as your current financial condition. Let me know if you need me to connect you to a lender(s) that I usually work with.

That sounds like a great idea. I would be happy to put you in touch with some good contractors so you can compare the bids side by side to make sure you are getting a good deal, but more importantly to make sure you are getting it done exactly how you want. Not all bids are created equal.

Please let me know if you would like any assistance.

Good luck to you!

You see "Coming Soon" signs from time to time... An agent does need to have a listing to advertise the property of another for sale. However, so long as a sign conforms with any local sign ordinances and they have the property owner's permission, they can place a sign on the property. This is a variation of buying bill board space. I think it pushes the limits, but unless it violates a sign ordinance, it's probably legal, but ill advised.

Yes, I would suggest doing the repair and that you obtain a bid or two from a contractor for repair. Things may be hard to see by our eyes but any home will be inspected so it's better to take care of it now.

I'd be happy to assist you in selling your property if you are not currently working with a realtor. We can discuss what we need to do to get your home ready for the market.

Take care,

I would suggest getting a contractor or two and obtain bids to fix it prior to listing. It is the seller's market but don't take it for granted, it's better to fix it so your home is presentable.

There are only 11 condos/townhomes available in Addison Circle. TODAY. There are over 200 condos/townhomes in Addison Circle. They are selling like hot cakes! It's a great areaIf you are a homeowner planning to sell your house, in this sellers’ market, chances are you seeking a lifestyle level-up: you want to bring your home’s benefits, area, maintenance and cost into better alignment with your future. If the expansive growth in Texas condo and townhome prices continue to go up and there is no more room for building permits, you could possible make money or breaking even when selling a condo/townhome. Good townhomes and condos are in shortage in Dallas and Plano etc…

To go more in depth please contact a reputable insurance agent however I would think blanket insurance covers exterior features and the property itself not your personal effects. Check your bylaws many Townhomes/Condo's have regulations requiring you to go through their own insurance provider for property insurance policies.

Susie Kay answered:
I agree with Bruce below. Leasing is really hot and landlords usually receive more than 1 applicant, meaning you'll have to compete with the other applicants to get the home especially if it's a nice home. Typically landlords do not want to sign a long term lease since they want to be able to adjust their lease price base on market rate once your lease expires.

Depending upon your budget and your financial situation your other choice is to purchase a small property so you can make it as nice as you wish. You may need to look beyond Addison for more options.

Good luck and take care,

Hi Emtrees,

As a realtor, we cant really answer this question without violate the fair housing law. We are obligated to tell you to look at the police report in the area and determine whether it is a good area for you.

But I personally live in Addison Circle for many years now and I personally have no issue with it at all.

Here is the crime report by address search - http://gis.dallascityhall.com/StreetMatch/stmatch.htm

You can also search for homes in the area at http://www.findyourtexashome.com/addison/

Hi! I'm Barbara with Keller Williams Realty. I live in Euless and know the area well. Arlington is our next door neighbor and easy to get to.

These are two great areas to live. They are accessible to DFW Airport, major freeways - 121,114,360 and 183. There is "Jerry World" - Cowboy Stadium, The Ballpark in Arlington, Six Flags etc. - lots of entertainment for everyone. Lots of shopping, eateries, movie theaters, restaurants.....so much to do everywhere!

Tell me a little about yourself and your needs. Are you single? Have family? Pets? Will you be working in the area?

When you call, we can discuss in more detail the other criteria to get started.

I love my job! Finding a new home is exciting and motivating! Let's get started!

Shelly,

That is a great question, the answer is actually not cut and dry and as simple as many may think. I must get more information before i can even answer the question. For instance, where you ever reported late on a mortgage payment prior to the short sale going through? If the answer is no, then you may be able to buy right away with wait period. If the answer is yes, it may be a little more difficult. I would love to discuss your possibilities further with you. Feel free to contact me at any time. We are a national direct lender with access to the industries most competitive rates but more importantly service second to none.
