Your best bet is to go directly to the Tax Assesors Office and ask to look at the Map Book or Plat Plan. They should have most of the information available. From that office, you should go to the building dept to research whether or not there is any discussion of or any permits on file for anticapted future construction. If there is nothing on record with them, they will be able to tell you who the owner is, and it may behoove you to contact them directly and re-direct all of your questions to them. You should always hope for the best. You should also, always, plan for the best. To determine your best course of action first get a clear picture of your situation and your goals.

To get some clarity about what your home is worth, you may want to have it appraised by a licensed appraiser. If the current value of your home is less than what you owe on it then you may want to consider a "short sale" , if your lender is agreeable to that.

Once, you understand your "numbers" and what you want to accomplish you can make an informed decision about selling FSBO or with a realtor.
