There can be many factors to consider when pricing any type of property; however, the consistent method is most likely using comparable sales in the individual neighborhood/area. As a past banker, I can assure you that, when lending is involved, the lender is most concerned with what the property value will be if a foreclosure becomes necessary. This is understandable as the lenders must protect their investment. Another factor to consider is the one that drives all prices.....SUPPLY AND DEMAND! ... more

The Abingdon, VA market is doing much better than most areas in Virginia. The prices did not climb as fast and as high during the run up so they had less to fall. The low point in our market was October of last year, we are now coming back with a strong Spring Market. We are having our best April Sales in 3 years. With the Realtor's input the Sellers adjusted their prices to match the market, we are currently seeing homes sell for 95% of List Price. There are a few exceptions, but a nice home priced properly in a good location, in good condition is selling within 2-4 months at approx. 95% of List price. Prices are not increasing much but the number of people in the market has increased. The median price in the area is about $160,000. You can purchase a very nice, big home on an acre for $250,000 to $285,000.

Abingdon and Washington County have 5 Industural Parks with new businesses, I would check with the Industural Board in Washington Co., these are NOT Smoky industries, several are high tech. Go to for all the info on schools, business, etc. You can search for all the local homes on go ahead and agree to the Consumer Broker relationship, (just means you are going to use it for personal reasons not sell the data) once you do this you will have all the info the local agents have about all firms inventory. Just pick: Frank brown as the agent and I will not bug you. We have one Fortune 500 Firm here ALPHA NATURAL RESOURCES who just merged and may have jobs available, we have a new hospital so you could check with them. Just text me if you need more info. 276-299-0015 Frank Brown, Broker
