If you are under contract with a Realtor this is a contract that needs the approval of both parties. Talk with your agent and explain what the issues are and attempt to resolve. If not solution, ask to meet with their Designated Broker and see if this rectifies the situation. Simply wanting to use another Realtor is not a good reason for terminating the contract with your Realtor. There must have been a reason you chose them in the first place and you may find you can get back there with a little communication. ... more

They probably should not be answering if you're asking about Alaska either, but I don't know that.

To answer your question, in the NWMLS it means that the sale is contingent on the buyer being able to sell their existing house. You can put another offer in on the property, and if that offer is enticing to the seller, they will give the original buyer notice of your offer, and that original buyer will have a limited time (default 5 days) to decide whether or not to waive their contingency. If they don't waive their contingency, then their contract terminates and yours will proceed.

February's closed sale price in Kitsap County was down 14% from the February median a year ago.
