There haven't been in any new builds in the 97405 area for some time except in the upper end homes. Did you want to stay in the Churchill area or are you looking at just the 97405 area generally. The only places they have been building new on the west side of town are Danebo and Elmira at the price range you are talking about. I know of some great buys in those areas, Builders are doing whatever they have to do to sell the new homes and some are even leasing them.! ... more

Two bedroom homes do not sell as fast as three bedroom homes because the resale is just not as good. When clients tell me the want a 2-3 bedroom house I tell them that even if they don't need the third bedroom they should probably buy a three bedroom because of resale probability. The two bedrooms are just off the radar because of that. I have one on the market now and almost everybody tells me they are looking for a three bedroom at the same price as the two bedroom. If you are going to stay in your home for a long time and don't care about resale, then go for it. ... more

The best schools are in South Eugene. Not the West, but the East. Placements will be based upon residency only, so just stay in South Eugene.
