Well first off, there are some things, you need to put up a good faith deposit and pay for an appraisal and for home inspections.
What you could do is sell the house to your wife's siblings and then lease back for 2-3 months while you buy your house. Make sure you know what you can buy and what home prices are in your area. ... more

Getting a realtor that is experienced with short sales and bank owned properties is your best bet. I bought my home as a short sale. The process went smoothly because the property was on the market for a year and had already 2 other offers presented to the bank before mine.

There aren't any flooding issues presently but there is a debate about who is responsible for some of the drainage (golf course vs hoa). The golf course is still in the red, but the homeowners maximum exposure is $1,700 per year plus another $241 for water quality issues (arsenic levels creeping up).
Wild Wings is a beautiful community with some really nice people. The HOA is a bit controlling and does violate the civil code and its own cc&r's. You have to be willing to find out the rules on your own and push back against the hoa board members if you find yourself in their crosshairs.

The inventory is very low now, but you can still get a property between 300k and 425k depending on the location and condition.
