Unless you own the land, it will not be considered Real Estate. You cannot get traditional mortgage financing. A mobile home is consider more like an auto loan.

Maybe I am reading this incorrectly. If the manufactured home has surrendered title and converted to real estate by combining the mfg home and the land, you have a chance. ... more

On your debts.

First find out why, then when you start addressing the fixes it will take
Six months after correction to improve your Credit.

Hello raymondcanete, if you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

The purchase in 95136 zip code of San Jose start from 109k for 2bd 2ba mobile home which is as low as 3.5% down payment with a minimum 580 fico score.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

Vista Roma is definitely worth considering. It's one of the few townhomes in the 95136 that were built with a fenced in front yard/porch area per unit. Trulia has a heat map section where you can look at crime data. I recommend starting there. ... more

I like the last week of January through the end of February as a great time to sell a house. Contact the school in your area if it is high performing and find out when the kindergarten enrollment deadline might be. It is typically January-February in Cupertino-Palo Alto and more like March in North San Jose; this varies by district. Because you may want to promote it for the schools, then it is best to list when people can get into the schools your home will feed into.

Then watch the interest rates because if they climb, then you might typically keep receiving less for the same house -- statistically -- as those who qualify for your home can qualify just a little lower when the interest rates go higher. However, if interest rates stay constant, then look at other factors.

I'm curious to know of anyone who closed on this property. I was one of the original buyers and was kicked out by Victoria (the selling agent) for no reason so they could sell to another buyer at a higher price. I had passed all the qualification hurdles too. In my opinion, they just used me to get funding and kept delaying things. They were supposed to close in September but people didn't start moving in until December. I would ask very simple questions and Victoria would give me a huge slap on the wrist each time. I found her to be very hard to work with.

Anyone move in yet?
