It would depend on noise issues, and the distance one is from the Alameda. Some buyers may be interested if it is at least a few houses away from the busy street, while others may have a different preference.

Be aware that scams do exist and you more than likely stumbled upon one. Such sites are third party sites and the information is fed by various sources, so data is not really verified. If you choose not to work with an agent of your own always verify ownership before exchanging any money/personal information--make certain they are who they claim to be. School district is certainly one of the factors to consider, and homes in areas with highly rated school districts can carry higher price tags. However, the flip side of that is that you may be able to afford a newer or larger home in an area with a lower ranked school district. And like you, there will always be buyers in the future who don't have kids or plan to have them. So there will always be buyers. I live in St. Leo's neighborhood (Cleaves and Park) which is a ten-minute walk to the Sharktank, er SAP Center. As a resident, I think the proximity to SAP, downtown, the train station and light rail makes for better quality of life. We do have street parking by permit only so SA Center goers don't clog up our residential streets. Most of my neighbors agree.

However, people are divided on the benefit of the proposed major league baseball stadium (equally nearby). I personally love the idea.

This should help---the 100 index is the US and the index to the left is San Jose and the far left index is 95126

So the total crime risk in US is 100...San Jose overall is lower at 97 but 95126 is higher at 126. Motor Vechicle theft is particularly high.

I live in Park Station (Summerhills) at South San Francisco. Well, my answer is: design-wide is great. But if you find out something inside the wall or area that you cann't reach/see having problem because of their poor workmanship, they won't fix it for you. The poor workmanship shall cover 5 years but they don't do that unless you go to the court.
KB Homes in East Bay will fix them for you if there is the poor workmanship ( subcontractors). KB Homes doesn't have a good rating but their customer support is incredible. Summerhills, good luck! They don't care after one year.
