Depends on what area within 95125, in general its a very good area. San Jose in general has seen an increase in Burglaries. I live on Communication Hills within 95125 and we have a nice neighborhood. Decaturs - you may be referring to the "Georgia Dream" loan program is a loan and also down payment, but it requires a $1,000 investment:

You would first want to talk to a lender who offers the program - Rodney Mason is in Atlanta and offers them (he is on Trulia) and has a very good grasp of what is needed to qualify, and can also advise you if there are other programs that may be better. You'd then (or simultaneously) want to talk to real estate agents to see which one fits best with your needs & personality.

It is a mixed area with pockets of safety and some sketchy areas. Overall, safety is not a big issue in the area although if you venture north or east a few blocks you will get into some graffitti / property crime type areas. You will want to keep the car doors locked when you park on the street but it is a fairly nice area, not much to worry about. ... more
