Cat: You might go on Craigslist and just do a little rental survey of your own, checking similar size homes in Almaden...easy to do on Craigslist. Then, take good digital photos (about 6) and reduce in size to load quickly on the internet (use Microsoft photo manager or iphoto for Mac) Get a free account at Postlets, compose an ad, using the pics and let the interested parties contact you. Be aware of personal safety considerations when showing the property (take your Doberman). Think about whether you would decline to rent to smokers (you may want to) or folks with pets (you may want to allow pets with nominally increased rent...say $25/mo). Definitely use a For Rent sign with a live cell phone # so you can answer inquiries immediately. Be sure to check the prospective tenants references and credit. Take many digital pics of the interior of the property prior to the tenant moving in and have the tenant complete a written inventory of condition of the property. Otherwise, tell them, everything will be assumed to be in perfect condition. Make sure you have operating smoke detectors with batteries in the property and have the tenant sign an affidavit that the smoke detectors are operational. Make sure you have a legal rental agreement which conforms to current California law (try Nolo press) Good luck.
