In most of the good school communities right now we are seeing offers over asking. Also the school packets for registration are due or overdue in most of the good districts so you are not necessarily going to get your school if your kids are say in middle of elementary years -- be careful about the schools that are "impacted" and see if you can get a packet when you go into escrow vs. when you close escrow. Most schools now require several forms of id like power bills and phone bills.

Then...you may want to offer quickly -- see if you can find out what the seller "really" seeks -- by matching your offer on points like;
-length of rent back
-sweeten with offer of a few weeks free rent back
-low # of contingency days
-offering a nice % cash down

As far as "do you need to take the home as is," the answer is going to be negotiable although as is would be most seller's choice right now.

This can help you get an offer accepted if you can make a good match with the seller's needs.
Saratoga is beautiful and also Los Gatos has a great high school and strong elementary middle. Evergreen at that price has one or two trios of 9-10 ranked schools (you have to really search carefully) but you can get a good home at that price in Evergreen High.

Please ask any other school questions! Also be sure to go to "district locator" with any address before you write an offer, as the district maps for Saratoga, Campbell, Santa Clara and West San Jose are somewhat challenging to distinguish. I usually recommend a client call the school district as well to verify whatever is seen "online" is still true.

Cockroaches will eat termites. Although it sounds crazy, I would try to infest the house with cockroaches. Let them have their fill, and then a few months later fumigate the house to kill everything.
This is a cheaper approach than fumigating right off the bat. Another method is to place old wood in piles throughout the house. This will draw the termites in from wherever they are hiding. You then collect the wood, light a bonfire, and you have made a big dent in the termite population.

Let's see the median price of a home in Sunnyvale is currently about $900,000. The median price of a home in Saratoga is about $1,700,000. Yup ... I can predict the prices of homes based on the ratio of 6-9 year olds to 0-4 year olds. :)

Also 6-9 year olds need more room than 0-4 year olds. The houses in Saratoga are probably bigger than the houses in Sunnyvale. The avg size of a home in Saratoga is about 2,700 sf. The avg size of a home in Sunnyvale is about 1,600 sf. Yup ... I can predict the avg home size by the ratio of 6-9 year olds to 0-4 year olds. :)

Watch out on the price of home escalation when articke like this comes out like Saratoga school district is rated the best in the whole USA when the rest of the Nation want to send the kids over here for schooling :)

Of course you need to look into your own requirements to buy.
You will be blessed and sprankled with the fame and luck close to a highly desirable neigborhood such as Saratoga and the school district especially when you resell your home when it is a seller's market in future ! Remembering though it is still the real thing when you price the listing in future.
How can anybody not like to live close to the best school district in U.S.?

First you dont pay your Realtor (buyers agent) a dime. The agent will not get paid unless the escorw closes.

Understanding the complete process of abating the asbestos may help with your decision. Finding out if each company will do a complete "poly" (encapsuling the entire work area with plastic... ceiling, walls and floors), if they will dampen everything prior to removal, and whether or not they hand wash and vacuum the entire area may clarify your decision.

If the procedure is done carefully and correctly air quality contamination can be minimal......but safety should be your primary concern.

Check it out on www.Greatschools.com for their API scores. The Bart is about 5 miles from this area, It has easy access to freeways 680 and 880. The price for homes here runs from 850K to 1.4 M.
