Yes, it can be done, but the lenders who offer it many times want American Credit, so that is not reasonable to expect. The rates are not pretty on those many times.

It is much easier to go to 50%.

If he doesn't do so originally, I think it would be a good idea to ask him to go back and inspect it. Then you could get a much better assurance that everything is going well with your air conditioner and heater. I always recommend that water quality be tested, regardless of the age of the well or home. You never know the nitrate level, bacteria, arsenic levels, etc. As long as water quality is fine and the pump works, the well should be ok. :) ... more

If you have an inspector come out to see the septic system and the inspection passes, isn't that a good thing? If the system still works enough to pass inspection, I would ask the inspector what might need replacing soon. The area in Santa Clara that goes to Cupertino schools is the Eisenhower Elementary neighborhood. A rough idea is that the homes south of Pruneridge go to Eisenhower.

Santa Clara Unified also has some excellent schools and one of these happen to be the homes just north of Pruneridge that go to Sutter Elementary.

Another neighborhood in Santa Clara with excellent school is the Laurelwood Elementary neighborhood, which is near where the new Apple campus will be.

You could have gotten a great deal on these neighborhoods back in 2011, but now people have discovered them and they all have jumped in demand and price. I got my buyers in near the time you asked this question and they are now pretty "stoked" about their appreciation.

Most people don't bother getting a lead inspection because they already pretty much know whether or not the paint has lead based on the age of the home. You will be paying for information that you already know. Most homes have nice coat(s) of paint that cover the old lead-based paint. ... more
