I used to live in Northern California and decided to sell my home and relocate to Dallas Fort Worth. It's a lot more affordable here with plenty of exemplary/good schools. You can get a really nice home for about 1/2 the cost of the home in the area you are currently interested in and salary is probably about 10% less than California. Talk to your CPA. There is a limit what your gift will be(~20K) also it needs to be there for 3 months before it counts under his name. Of course you can buy it and deed it to him as gift talk to your CPA on limit.

You post it in the most expensive part of California while you are from AZ.
Both needing permits.
1st one is over 10K, as for pool the excavation, permit, and concrete work can go over $50K easily.

In Santa Clara County I do not believe you can operate one this year. Water rationing...
