The Hayward Hills areas are mostly unincorporated, meaning that you are not in the City of Hayward proper, but instead in an unincorporated section of Alameda County called Fairview (often referred to as the unincorporated section of Hayward). Property taxes in both the Country AND the City of Hayward are $1.25 per thousand dollars of purchase price. As an example, taxes for a home costing $400,000 would be approximately $5,000.00 a year.

Additionally, there is the one-time transfer tax at the point of sale. As long as you buy in the unincorporated section of Hayward, you only have Country transfer taxes at the point of sale. These would be $1.10 per thousand dollars of purchase price, or $440.00 – and this is normally paid by the seller.

If you buy in the actual incorporated section of Hayward, you would also have City transfer tax at the point of sale. Hayward city transfer taxes are $4.50 per thousand dollars of purchase price. If you buy a $400,000.00 home in Hayward proper, your one-time transfer taxes would be $1,800.00. Normally, this is divided 50/50 between buyer and seller. If you buy in Fairview, there is no City transfer tax – only county transfer taxes.
