I live in Prominance, across from Bailey Ranch and down the street from Stonebrae. We chose this neighborhood because all of the homes have landscaped garden, diverse demographics, retired people which is good for preventing burglaries, and we found a gorgeous home. Bailey Ranch has many homes with unfinished gardens and the curb appeal is shabby to me. Also a lot of contentious arguments (per a friend who lives there). Also, they get a lot of burglaries over there for some reason. Stonebrae has nice homes on small lots; it is all in what you want I guess. This is not landfill. I played on this land as a child. It was rolling hills and we rode horses and mini bikes and walked/ran all over this area. Some hills have been flattened, but I don;/t believe that land fill is part of either neighborhood. Stonebrae is a lovely area. The drive up to the hills makes you feel like you are in a rich area, but when you come down Mission Blvd, you start to see lots of run down businesses and lots of auto dealerships.

For some people, Stonebrae is a bit far from the freeways (i.e. 15-20 mins away from 880). The downtown is beginning to look appealing and will take a few years before you can really enjoy the walks.

I have a friend that lives near the Garin Park and they have a nice community with wonderful views of the city. But she also finds Mission Blvd a frustrating drive. A good mix of people.

You can get lots of stats on the schools website. husd.us.org . Not only test scores, which are but one statistic reflecting school quality, but lots of other important information about Stonebrae, its physical facilities, teachers, activities, goals student make-up. It is a relatively new school, built in 2006, with an active PTA and many involved parents. Many families in the Stonebrae community, without children in attendance, often attend fundraising events at the school.

It would be an excellent short and long term investment. The stunning TPC golf course, clubhouse and proposed new 30,000 square foot clubhouse, dramatic views, permanent open space and peace and quiet in a safe gated community should satisfy your long term investment goals.

As far as suggestions for buying a house in this market: It’s an excellent idea. Price are low, interest rates are still good, can negotiate your terms with sellers.

When you mentioned a specific zip code 94542

• Highland is a community up on the Hayward Hills
• Close to Cal State East Bay
• Close to 2 Bart stations ( A street and Mission X Tennyson)
• Two elementary schools on the hills
• Several homes have views
• Highland, Good area of Hayward (I would compare as Piedmont in Oakland)

If you are interested in Hayward Hills, get a house at a very reasonable price according to the condition, lot size, floor plan that’s easily resalable etc.

How far the prices will fall? Accept the fact that we in declining market. In my opinion it will continue to decline until the demand is higher than the supply (inventory) Historically Hayward took more time to appreciate in it’s value. Therefore if you have a plan to stay there for at least 10 years or more, you are safe and you will make a good investment.

Home is always a good idea to have it! America wants all the citizens to own their homes. If that home happens to be an old or new does not matter. It reflects the price too.

Just make sure you do all the inspections. Review all the reports carefully. Make sure you get all the work done by the sellers (in this market), or get the price adjustment.
