If you are open to the easy bay, you will get much more bang for your buck there, especially if you are willing to buy a place that needs updating and/or can go a little higher. An excellent example: We have clients who are in contract on a 3BR 2BA 1888 sq ft house in Rockridge now for $540K.

I would consider looking near east bay BART stations if BART is a big deal for you. I would also speak with a lender to get an idea of what you can actually afford, then you can balance that against what you want to afford. You're about to embark on a journey of discovery, not unlike the one my daughter and her European husband had to do when he was relocating from Holland to S.F. Like them, although I was a little bit of a resource, at the end of the day, they had their own take on what they truly wanted and wound up finding a pricey "garden apartment" in what is now known as "Baja Noe(?)," a place formerly known as the Mission (LOL).

But more to the point, you truly have to do some sight-seeing before you settle into any area in S.F. especially where comfort and safety are concerned. If it is in your possibility and means, doing online searches (in sites like Trulia) helps narrow down your field of view, if you have friends here you may seek their help in sending you digital pictures of the suspect properties, and the rest is entirely up to you. Oh, and dog patch is nice, but so is Bernal, Noe, SOMA and some other interesting and up and coming neighborhoods. Check out the link. Good luck!
