Hi mom, I know you are just trying to get a rough idea, but numbers can be misleading sometimes. It usually depends on the location, condition, and pricing. But it also depends on whether the seller is realistic and if the home has a funtional floor plan.

Hi there.

Dp2 is both right and wrong. If you plan to sell with the lease in place, you will likely be selling to an investor; however, if the lease expires in a few months you would have a great chance selling to buyers intending to occupy the property. After you consider that you will be on the market for several weeks (or more) and the 30-45 day escrow period you might close the sale after the tenancy is expired. Even if there is a little time left, you can negotiate a rent back fro the new owners until the lease expires. ... more
