Why did the listing agent / seller not pay your buyer's agent? Did you sign a buyer agency agreement with your agent? If so, what did it say about how they'll get paid? If you don't have anything in writing, you don't owe your agent anything. As far as the appraisal being low, it's common for the seller to want to go back to the negotiation table and try to recoup that money they are now losing. Reducing closing costs is one way of doing it. Another might be to reduce agents' commissions. But you have to agree to it! You best act quicly on the 3% down option as this will no longer be available through conventional financing. You will be able to achieve the 3.5% financing with FHA.
FHA will allow you a second FHA mortgage if you are moving to another area.

From FHA Guidelines

Relocation A borrower may be eligible to obtain another FHA-insured mortgage without being required to sell an existing property covered by an FHA-insured mortgage if the borrower is
â– relocating, and
â– establishing residency in an area outside reasonable commuting distance from his/her current principal residence.
NOTE: The relocation need not be employer-mandated to qualify for this exception.

Point your mortgage lender to the FHA guidelines regarding this as it is taken directly from the FHA Mortgagee Guidlines!

Jacqueline is right that you will have a very hard time finding an SFR at this price, I think what should be emphasized is that in southern california condos and townhouses are not considered "less" good than a house (I mean they certainly can be but there are also a lot of people who prefer them and quite a few 'luxury' condos). I know that coming out of state where houses are hte norm people don't always realize that.

Also if you go to you will read a lot of trash talk about santa ana. Santa ana has some beautiful old neighborhoods, its ghetto in comparison to the wealthier parts of OC, but compared to say, a ghetto in chicago, it doesn't even come CLOSE. We're really spoiled here, what we consider dangrous areas aren't really, compared to other places in the US.

Oh and if you have very flexible work hours, south county commutes aren't bad at all , but if you don't you're looking at 45 minutes from mission viejo -- its a short distance but everyone moved down there and now traffic is horrible. My boss drops off the kid at daycare in lake forest and then it takes about 40 minutes to get to wokr here in santa ana - but on a sat morning I can get from here to there in 15 or 20.
