I understand....and by the way, I live in the Madrid Del Lagos....very nice area. Try not to buy into the frenzied activity, it's not always the first ones in, nor the cash buyers, who get the deal. The main thing is to find the right home, then we position you to get the home.

As a listing agent, I would rather have an FHA buyer who loves the home and will work through the deal to the end, than a cash buyer who writes offers on everything they see. What I do as a buyer's agent is create a relationship with the seller's agent and clearly explain why my buyers are the best ones to work with....it can be done.

Combine this strategy with the ability to get listings the minute they hit the market....so you don't miss anything, and it really puts us ahead of the competition.

A true foreclosure sale happens at auction and is paid for cash. They types of deals can be great, but there is competition and the buyer needs to know what they are doing.
Most people who want to buy foreclosures do not have enough cash to purchase a home outright at auction but they can get a loan to purchase a home. In this case you can purchase a home that was previously foreclosed on and now the bank owns (called an REO- this happens when the bank was owed more than anyone was willing to bid at the auction- they then own the property and list it with an agent at lower than market price) or you can purchase a shortsale- which is a preforclosure sale. In both of these case you make an offer to the lender and after acceptance there is an escrow period giving you enough time to obtain a loan (of course you must already be pre approved when submitting the offer).

This is a common probably with appraisals, when you can not find similar comps within a mile it will have to be explained and supported by even more comps than normal. You are gonig to have to expand the comp search and include comps from farther away (hopefully within 3 to 5 miles). The appraiser will also have to include some close by comps and can adjust them up to a max of 25% over their sale price (for this home being newer and larger, etc.). Its comes back to the old saying that "you don't want the best home in the neighborhood" otherwise it might not be worth on paper as much as you think and it certainly is hard to get financing. ... more

My records show that it's still in preforeclosure, no Notice of Trustee's sale on record. But here are a couple of websites used by the auction buyers to tract what's upcoming at the courthouse. Auctions aren't for everyone, you have to make sure you do your homework on the property prior to going to the auction, along with while your at the auction.
