It may depend on your contract, but the contracts I use say that the Buyer may request that Seller make repairs or take any other action regarding the Property (during the inspection period). Seller has no obligation to agree to or respond to Buyer's requests. Without respect to your contingencies and cancellation rights you can ask a Seller to make repairs anytime. Its about listening. Always about listening. Somehow there is a pre-concieved notion that its always about the price. I have buyers that have a certain price range, but are willing to overlook frugality to obtain form and function. In fact, worrying too much about getting the best price possible is what can let the best ones slip through the cracks.

I am not just talking about user buyers, investors too! Having worked with investors for 14 years in SoCal, I have learned its not always about price. Sure, no investor wants to overpay for a property, but losing out on profit because of haggling can be just as frustrating. Especially in this market, where deals are slim, and property moves fast.

Price sensitivity is all relative to the main objective. Because in the end we all know, you get what you pay for.

Looks like your in Virginia trying to buy a place or here in California? Each state will be different.. Are you working with a Realtor? That would be the first person you talk with.. If not, then whomever your main contact is ask them why? What is the normal priocess? How many delays are their typically? How long is the priocess? What kinds of things can you expect? Need to ask mopre questions so you know whats happening and why...

Postlets allows you to post a property for rent or for sale but doesn't have a category for lease to own. I suppose you could use it that way, but there isn't a specific category for it. Perhaps you could post in both.

Newport Heights and Westbay are wonderful areas. My children have attended all the schools in the area and they are top notch! We have lived here 27 years and love the neighborhood. I think it's a great location and homes are a little lower in price than on the other side of the bay. Presently you can get great buys in the area.

Interesting Question. I do not believe that in California there are property or income tax implications from a property appraisal coming in higher or lower than the contract purchase price. You should have an appraisal completed for a home your purchase especially in the situation where you are not familiar with homes and properties of that location. If you have a Realtor agent, this person should advise you about this. Please make sure you are using a Realtor agent.
