I suggest you tour all the houses in your neighborhood for sale to compare price, improvements and upgrades. Most importantly find out the sales price for homes comparable to yours and evaluate the sold homes in comparison to yours. Make sure your agent has a comprehensive marketing program and is positioning your home in the market for the best possible outcome. I think this is a great question but also a hard question to answer, in the current market, some buyers are afraid to purchase homes with a solar lease or find it an inconvenience, but it is hard to say whether solar leases will become more common in the future.

If you do the calculations you probably will have savings in your electricity bill.

I too live in Irvine and I am sorry to hear about your situation. Everyone have been right on with there answers to your question. The market is a roller coaster, however Irvine is a good market, it depends what you have the house priced at. Make sure you or your agent do a good market analysis or better yet, pay for an appraiser to really get a good accurate amount of what your house is really worth. There are allot of builders with new homes that are giving homes away with allot of incentives. You may need to do a little bit of upgrades if you need to. follow up and see why some of these people didn't like the house. Do a survey, yes it is time consuming but that is why you are paying your agent to do. Once you see what all needs to be done to your home, you may be on right track.
