I'm a retired realtor in the New York City suburbs so I took a look at listings in your zip code. Considering my county (Westchester) also has affluent towns and villages, my issue is why are you focused on Trulia and/or Zillow. You need to know that the typical consumer using Trulia, Zillow and other real estate websites are NOT the affluent buyer that can afford homes in your zip code. The typical buyer using Zillow and Trulia is looking for homes between $300 - 700K (at least under $1 million).

Realtors in my county who buy and sell in affluent towns (like Scarsdale, Rye, Chappaqua, Great Neck, Manhasset, the Hamptons, etc.) pay for specialty marketing that attract buyers where they will see the advertising. Examples: golf courses, corporate jets, private schools, boarding schools, international cities, business magazines and newspapers, professional magazines / journals, spa retreats, luxury cruise lines, etc.

The issue is if your listing contract is still active or did it expire? I would talk with the Office Manager or Broker in Charge and demand that you want all advertising from your ex realtor to cease immediately. Your ex realtor will need to comply.

I am wondering how long the process actually takes. If the buyer who takes "subject to" is an investor who will remodel and flip the house in a year, has the risk of foreclosure by the underlying lender been reduced? ... more

Each office is independently owned and operated so each office can be different. Interview all of them and see which one offers your the best training. I would email all of them and see which ones are slow to respond and cross them off the list immediately. Besides training and prompt responses I looked for a broker that didn't have high monthly fee's as I figured it was going to take me a few months before I closed my first deal and didn't like the thought of me paying $1000+ in fees without any income. ... more

If the assistant is licensed I recommend paying them a percentage of the sales they help procure.
If they are not licensed, paying them an hourly wage should be sufficient. Th amount should be adjusted with their level of experience. Besides it's beautiful location, we originally moved to Calabasas because of the Las Virgenes school district. Both of my children have gone from Kindergarten through High School here, and I'm very proud to say they have since graduated from USC with honors, and are now happy and independent, which is ultimately what we all want for our kids. We found it to be a wonderful experience all around. The teachers are sincerely devoted to their students and there is over the top participation from the parents which I believe makes a huge difference in a child's development and eagerness to learn and grow. The LAUSD in this area, specifically in West Hills and Woodland Hills is also a great choice. EL Camino high school is known worldwide for it's excellence and has won numerous academic awards. Both are great school districts, with Las Virgenes having more of a private school environment feel.
