Why don't you ask the seller. Sure, you might be able to get a great deal if the seller has reasons for a quick sale. But it's its unlikely that you will get a bargain price.

Your agent can find out if they are in financial trouble or have liens against the house.

The time frame for mandatory disclosure has passed anyways. You just need a qualified Realtor to help you sell the property for the highest price.

Unfortunately computers aren't great at comps, and they don't care about ethics. Even more unfortunate, some people take their product as gospel. It takes common sense and analytical ability (something computers lack) to compare value. NEVER place too much faith in the value generated by a house valuation website. I think the biggest thing to look at is reliability. I've seen a lot of people go through a handful of landscaping companies in a single year, and most of the time it was because the first company wasn't reliable enough. I would definitely suggest meeting with the companies you are considering as well as getting feedback and reviews from other customers. If you do your research, you'll definitely find a company that can reliably do the work and keep you happy.
