"Taking your offer" and "presenting it" is part of the duties of your Realtor. This would also include making sure the document is properly prepared. It would have been in your best interest to have your own agent who would have negotiated price for you instead of going directly to the sales office. Yes you have a dual agency situation, that you should have been made aware of from the beginning. Some brokers do charge a "service fee" like this, other's don't. They are not doing anything illegal, it's just unfortunate that you were uninformed ... more

Any rent you recieve from someone not on the actual lease itself is considered to be rent, as well as any bills in your name that the sublessor pays is also counted as rent recieved. All ammounts recieved in this manner are considered taxable income.

I don't see any reason why you can't get an approval letter within a couple hours. If you have submitted all the paperwork to the mortgage officer, then they should be able to provide you with a Pre-Approval letter.

Maybe you are leaving out a crucial detail in your question, because my mortgage brokers can get things done on the spot as long as all required paperwork is there.

You've received a lot of great advice from all the other agents/brokers. If all else fails, give him an ultimatum. There are plenty of other well qualified and experienced agents/brokers right here on Trulia that would be able to assist you as long as the expectations are realistic. This market has changed over the last 12 months. As you can probably notice, many of the homes listed at market value are receiving multiple offers. Good luck with the search and Congrats on the wedding.

Even with that $160k income, you're going to have a hard time qualifying for another house of the same size unless you get a rental agreement to cover the mortgage on the Echo Park house. (from a non-family member, and preferrably with a cashed deposit check). If you can do that, then by all means go get something else while the market is soft and rates are low.
