Los Angeles has something for everyone! "Nice" is relative and something you have to decide. I personally love the beach cities.
My advice it to work with a strong Buyer Agent who knows Los Angeles well. I also advise you visit all the potential neighborhoods you are considering so you can get a better idea of what will make you happy and fit your lifestyle.

Besides the obvious overlap in services, procuring cause lawsuits and general confusion most Pro's will not work under these conditions. Those who would, likely would be very poor at their job.
It takes a real focus of hard work and time to find the right property for a client, and any Professional Buyer Agent will want to have a written commitment before they invest their time.

We are in the start of Phase II in Playa Vista which should be finished 2014. I know of a few other new developments in the area but none will be finished before this. It's easier to find new things outside of the WLA area because we do not have the amount of open space other areas have. There is a new project in Hawthorne just about to open and one that is finished in El Segundo. I have pictures of some of them if you would like to see that. ... more

If your rent is equivalent to what your dream home's mortgage would be and you can afford that mortgage payment, then I would say at this point you should consider owning versus renting. Why spend that money paying your landlords mortgage when you could be paying your own.

However, in owning your own home there is a lot more financial responsibility such as property taxes. These are currently at 1.25% of the purchase price of a home. If these factors can be justified financially then it's time you invest in buying your own home and stop renting.

So if you are ready, invest in your future not your landlords and call me! I will find you the best option.

Renting is always a great idea just make sure you do a background check on your renter as well as a credit check. Its important to know someone respectful and financially stable is going to be living in that home.

If you are thinking about selling its not a bad time either. Homes are getting multiple offers right now and going quickly over asking price. Depends on your needs at the time.

CAR forms have been designed by Real Estate legal pros. They are designed to protect all parties involved. They address just about every issue that could come up in a real estate transaction.

Buying real property is not an area I would advise you to cut corners on.

You should use the correct and proper tools of the trade, and for buying and selling real estate in California, no other forms (in my humble opinion) are superior to CAR forms.
