How do you know it is not listed? It sounds like you are trying to find another renter to get out of your lease?
If he took your money and said he would put it on the MLS and did not do it, then he has committed fraud.
Why do you think the pm as the ability to put it on the MLS?
Look on Realtor.com if it is on the MLS it will be there. It is not not automatically on Trulia and Zillow any longer though any agent with brains will set it up so that it does show up on these sites.
I know there is a company out there call MLS posting or something that simply posts stuff to Zillow and not to the MLS. Maybe your guy went there and got duped.... more
The answer is different if you use an agent both to list AND as a property manager or if you use an agent just to list. Your question says 'list", in which case there is usually a flat fee or some percentage of the one month's rent. But then they do not show the rental property, they just refer the prospective tenants to you. If you want them to screen tenants, show property, etc, you have to pay more. And after that, if you want them to manage the property, then 8% is fair.... more
