I checked the current active listings on the MLS as a gauge and there are units with larger square footage that have lower HOA fees than smaller units. As gauge of the 11 units currently on the market at the Shybary the HOAs for units under 700 sq feet range from $300 to to $231.63. It looks like square footage might just be one of the factors.
