It is perfectly alright to sell a property AS IS. After offer accepted buyers should have professional home inspection. Then they are aware of in repairs/replacements needed on home. Seller will not pay for any repairs therefore buyers know home's condition. Therefore, buyer assuming financial responsibility for all repairs/replacements. But before closing you must comply with city retrofitting requirements. That cost is negotiable between buyer and seller. Hope information helpful.
