I would think that a better offer must have come in. But the agreement you signed may have been binding. One reason to hire a Realtor is that they have access to the "legal hot line." Have him call and see if they are in a binding contract or not.

Most likely they just got a better offer, I think almost everyone would go with it, if that happened.

Hello Inkedmonroe08, why are you asking for a lease and listed as a home buyer and posting in Home Buying in 90007? You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You may qualify FHA ONE YEAR from a BK, short sale, foreclosure or deed in lieu if it was under special circumstances such as loss of income. You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. if you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve and you can be emailed listings to fit your search criteria.

The rentals inventory is quite low in 90007 zip code of Los Angeles but start from $2,250 for 3bd 2ba single family home. The purchase start from 399k for 2bd 2.5ba single family home which is as low as $2,000 down payment from a minimum 580 fico score.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service. You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs.

You will also need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. USC area is West Adams. Are you considering purchasing for owner occupancy or as investor? Older area with some properties from 90 to 100 years old. Some areas have classical construction but must consider age of property repair/replacement costs. Investors tend to invest for rentals for grad students attending USC.

Property listed but listing states "No Property Assessment." For what ever reason this is a drive by only. You are not allowed to view property before you have accepted offer. I would check with listing Broker as to why "No Property Assessment." Also verify that property can be viewed and professional inspected with accepted offer. If prospective buyer no allowed access and professional inspection with accepted offer I would be very hesitant in considering this property.
