The type of home you are looking for and the price point determine where along the river you will find homes available. There are condos available downtown within a block of the river. There are also single family homes available along the river but not located downtown. Try doing a search for homes in 89501 (downtown Reno). Hope this helps! California is my home State where I have continuously had family in San Francisco since the 1880s. It was a good State to me for many years and there are still things about it I miss such as weather, activities and family. However, California does have its share of challenges, probably more than any of the other States. We moved to Reno almost 12 years ago and we do enjoy it here. I would compare Reno to the Stockton area of the 1960s and definitely not to the Stockton area that exists today.

Compared to just a few months ago, it is difficult now to find a newer Reno property for under 100k. As I mentioned earlier, the tide has turned towards a seller's market in the Cold Springs, Stead, Golden Valley areas.

Once you make up your mind that it is in the best interest for you to relocate to Reno or wherever you decide, I suggest you then quickly move forward before you are totally priced out of the current market.

Currently, property for sale in Cold Springs is, overall, reasonably priced. There are 70 properties actively for sale in that area. 6 are manufactured with the lowest priced at $27,000. Stick built homes, of which there are 64, are priced from $49,900.

You can find a fixer upper in Cold Springs just as you can find a fixer upper in most areas of town. In Cold Springs, many of the listed properties are short sales. The lien holder of these properties needs to satisfy their investors with a reasonable selling price that gives them some acceptable return on a failed investment.

That being said, I am not sure how you determined that you would be able to acquire a home in Cold Springs for $24,000. At this point in time, I do not see your price as reasonable for any stick built property there unless you are willing to consider a modular.
