Great question! It starts with the agent listing the short sale. Do they have the ability to correctly evaluate a property? This is where a lot of agents make mistakes and cost the seller and everyone else involved in the transaction more time and possibly work for nothing (due to a foreclosure sale). Yes you will get a ton of buyers/investors with a low price but that doesn't mean anything when the lender declines the short sale. This is just one reason that a short sale is hard to be a part of.

Another reason unfortunately is due to the agent or brokerage pre selecting a buyer or investor and therefore not having a chance to be apart of it.

Although, after careful review of a multiple offer short sale and agent might choose to select an offer lower than others or with less money down due to the agents confidence in the buyers ability to close escrow over the other offers. This is where the agent of the buyer can work there magic to get their buyer in the front door and an accepted offer.

I hope these couple instances help answer your question.

There are a plethora of programs but they are very specific to ones situation AND credit score more than income targeted.

Brownie points? No, there are no Brownie points for answering questions. We try to be helpful for many reasons. Some do it for altruistic purposes, others do it for the mental exercise, and some do it for the exposure.

I answer questions because I find it rewarding.
