Buyers who are buying new homes typically have the same amount of questions as buyers who are buying resales- the only difference is that most of the time buyers who are buying new construction, do not have representation.

In a typical transaction, I probably get asked around 500 questions. If you don't have an agent in a New construction purchase, who can you get objective answers from?

In the state of Nevada the lease runs with the property. This means they can not change your rental rate until your lease is up. 45 days before the lease ends they can send you a rate change. Yes the bank can absolutely foreclose.

There are ways of separating the assests as to put the bank into a negation stage that is monitored by the court as you control 50% interest in the property as do they.

It would require some quit claiming and a skilled real estate attorney.

Were not suppose to give you crime rates as realtors and are told only to refer you to the local police department for accurate reports.

What I can tell you is that I own and manage multiple properties throughout this zip code.

I think the 89123, Silverado Ranch is one of the cutest neighborhoods in the Las Vegas Valley. very desirable area to live and work in.

I just recently closed on another investment property in this zip code three days ago. I have in excess of five calls per week from people wanting to live in this area.

In order to buy homes at auction you need to be a cash buyer.

If you're a cash buyer it is as simple as finding the time date and place of the auction. Most auctions are done online.

I've managed a few within the community in the past. I have never had any complaints from any of our tenants regarding the community and or its safety etc.

I have always had good luck with this community. From what it appears it seems to be run fine.

I cant comment on the HOA reserves etc as I do not know. Everything else seems good.

I own properties throughout the Las Vegas Valley. Most of them being single family residential that I lease out.

Rather than look at crime charts and maps I take it upon myself to do my own research.

You're trusting someone else to give you accurate data. Go look at the property, walk the streets before you buy. What does the area look like after 5pm and on the weekends.

I had a counter similar with a company that wanted my client to release his Ernest money after 2 days of accepted contract along with other items that were potentially harmful for my client. And to add to this the seller was going to pay an additional fee to my broker if my client signed on the dotted line. Now that would mean I as the agent could gain more of a commission..
However, a reputable agent should always put the clients needs first and foremost..... Of course I recommended my client walk away from a poorly favored contract .
