Depends on the price you pay for the house to determine your ROI. Also, the sq ft of the house makes a huge difference in the rent you collect. I need more specifics on how much money you have to invest before giving you a professional opinion comparing Green Valley to Summerlin

Would you be interested in other areas like Summerlin, Anthem etc, or is it going to be just for Seven Hills ? I know you mentioned "other areas" in your reply, but I just want to know what is okay and what is not.
Do you have expectations/preferences of the size and kind of house/condo you would like to live in ?

As far as your questions go, I can afford a 1000 sq ft condo or house in those areas. There are a few of them that i actually like at the moment. Whether I can stretch myt budget or not, depends on if this deal works out or doesn't. In any case, I am serious about buying one soon.

When did you receive the "Lender Approval Letter" in writing stating the short sale was "approved"?

The Lender Approval Letter should state the "Approved" purchase price.

The letter should also state when the letter expires.

Did you and the seller sign the lender approval terms?

Do you have an agent on this deal?

We need more info in order to help on this.
