Check the land use in your area and see if that space could be used for a rental property. You can add value to a buyer if they can generate income from that conversion. Also, be sure you get permits for all work done as we can not list your home and include area that is not permitted in our MLS without disclosing it. Hi, i've lived in Golden Valley my entire life and i'm looking into a house myself. To answer your question, floods happen every year during monsoon season. It is unusual however for it to reach any housing up close enough to damage the homes. If you're concerned about this , then make sure you are not surrounded by dirt roads as floods tend to go across them, and it is extremely dangerous to attempt to drive through them. Stay closer to the high way, and check to see if the house is accessible during a flood. Watch out for the Sacramento wash, it is by far the biggest wash in the area and cuts clear through the south side splitting up and joining several smaller washes. ... more

I would agree with Yvonne. Land in general is not moving anywhere. with houseing so cheap, it in many cases makes more sense to buy exisitng than to build
